As a Realtor, I know I could actually legally take them to court to get them to close, but it wasn't worth it obviously.

But then again, I've heard that as long as you keep everything up to par with the llc's basics  (separate bank acct, current llc status w state,  properly funded,  no co-mingling, etc) it holds up in court even if single member.     

Typically a seller can't get out of a purchase contract once they agree to sell, but it's also rare for a court to force a sale if the seller just doesn't show up to closing.

I've seen the hardest judges act favorably to landlords who have their stuff together in eviction court in non-landlord friendly states and just the opposite in landlord friendly states.
