I suspect the builder has crappy credit and can't get approved on their own.Also, as a former banker myself, local banks aren't generally interested in financing new construction on this size of project or a builder that doesn't have extensive experience in these type of builds, in my opinion. 

So I wanted to ask y’all’s opinion. 

Just my humble opinion, but I would stop all the co-hosting/arbitrage stuff and just focus 100% on getting yourself to buy a property....any good property. 

Issues we faced were conflicting opinions on the next home we should purchase for our portfolio and what upgrades to do when we were doing a flip, the cost of labor and materials, etc.
