Thats all I will say đŸ€đŸ€I would be very careful doing this on an occupied house... quick way to get confronted or worse.This doesn't sound like a deal. 2800 SF is a LOT to renovate.

Parents confronted renters, told them that leak under the slab is very expensive major problem, flooded floor from broken washer was less of a problem.

However, by mentioning you are an investor and using terms like "I'm sorry, but..." and "I'm afraid that..." you present yourself as non-confrontational which will help her empathize with your position.
