At times It is intimidating and can be confrontational I’m not going to sugar coat it , but if you worked hard to get that property you know what you have to do and you just go in and get it done .

@Tony Salemi I agree with you for the most part the property manager SHOULD know these things and would absolutely confront the PM if it was their usual contractor. 

Probation officer tells us the guy is going to get arrested again soon, warrant out, and "this guy is bad news, so don't confront him if you see him." 

I want the tenant confronted with all of the steps and aggravating facts that will be detailed to the court.

As far as speaking directly with the neighbor, I'm trying to avoid any sort of confrontation with her - both my wife and I are already on edge and want to chew her out for trying to duck out of it, but that wouldn't be a very nice or neighborly thing to do even if she is moving out.

Has the 'harassed' roommate contacted the police, directly confronted the other roomies, or just complained to you, the owner?

I will over look small things to keep good tenants.If you confront them, they may just pay a pet fee (which you could lower for caged ferrets) if your ok with that.

When we confronted them with the options we thought would resolve it, they shut us down. 

I've been spending more time taking notes about what I see when I go into the basement, as this helps me make an itemized list of construction issues I'll likely need to confront- IE exposed wires, moisture, pipes that don't connect, panels that aren't set up right.
