Most everything in Cleveland seems like an awesome deal when you compare it to the pricing you've seen in NYC.

I do business with a few  I fund the deals they want to  wholetail so they can double or quadruple their profit compared to an assignment fee. 

However, the injunction only pertains to property owners who were doing 30 day rentals prior to the gov't trying to change the minimum to 90 days.  

We recommend you get management contracts from several PMCs and compare the services they cover and, more importantly, what they each DO NOT cover.

I think if the investor has had bad experiences prior, then Yes, a call from any sponsor comes with a cloud of anxiety on what the call is about.
