2.) looking for advice on how to deploy 600+ thousand dollars into real estate and start receiving the cash flow from it without having to pull the 401(k) out and swallow the tax ramifications.I currently own 13 units and receive healthy cash flow from all of them, but I am looking to increase my cash flow so I can ease into the next phase of my life which includes work of a different kind but not doesn’t having a 9 to 5 job.Thanks in advance!

I personally don't do too much section 8 because of the inspections being kind of annoying, though I have heard that they have gotten better.

Just not sure if I should just get the 50k to pay off my loans or get more cash out of the property for reserve fundsDorian,  depends what kind of loan product you are talking about.

@James WangThere are a lot of different kinds of asset classes.

I don’t think arbitrage is worth it - it’s kind of like the baby step into STRs that hook people into taking all the risk and doing all the work and missing out on 2 of the 3 reasons to invest in real estate: tax benefits and appreciation.much much better to buy and own your own STRs.
