We have lesser finishes, but if we refaced the cabinets (since it's cheaper than replacing, and more durable than painting) and swapped the countertops (laminate) we could likely demand more rent, especially since it's a top-floor unit with vaulted ceilings, a huge master, and no shared walls. 

I always make my cabinets once piece with the ceiling.

He says, that over the last 10 years, he replaced ceiling fans, and doors (all UN-authorized and news to me) so that should be considered rent money.

I take exterior pictures of every door, window, etc.Inside the home, I take a picture from every corner of the room, ensuring it covers the entire floor and ceiling.

Not sure on all the details of exactly how appraisers work but from my understanding cracks in the ceiling (even if they aren't a marker of a bigger problem) can be a great thing to fix.

Nasty carpet/floors, terrible paint in all rooms, popcorn ceilings, trim/doors/hardware all outdated, brutal appliances, ugly light fixtures, bathrooms were rough; garage was a major eyesore, the list goes on and on.

We used a general handyman to replace a damaged section of drop ceiling in the basement of our rental and it's already collapsing (just 8 months later)....
