If it's her primary residence and she meets the requirements of sec 121 then gain is tax free up to $250K of profit ($500K if she is married).If it is not her primary residence and she has held the property for productive investment use then it would qualify for a 1031 exchange and get to indefinitely defer all tax.But if this is a property that she bought to resell as the title indicates then it wouldn't qualify for 1031 treatment.

A big reason people move to CA is for job opportunities and now when you're working from home indefinitely, it makes sharing a 4-bedroom apartment in the city much less desirable than moving to somewhere with land and a lower cost of living.Yes, income taxes are higher in CA but there are also WAY MORE people in CA than any other state, so the state needs a lot of revenue.

Even if the contract covers you there’s a very small chance you could end up in court if you really pissed the seller off- the usual wholesale shenanigans have that effect on people, dragging the closing out indefinitely, parading potential buyers through the house, broken promises, etc.
