While the real estate market usually slows down this time of year, we are seeing a lot of buyers taking advantage of homes that have been sitting on the market longer.

08 to 2o12 wiped out a lot of entitlement companies.. buyers all walked.. there was a big one here in Oregon and they did not survive. 

Was thinking the buyer and person living in the home who purchased the policy should be listed as insured with the lender listed as mortgagee?

I think I would probably talk to an attorney tbh these business purpose non regulated loans do not have rate locks that have to be honored legally.. they can and do change them unilaterally.. borrower accepts counters or declines and loan fails. 

After we drafted a bare-bones plan that considered their timeline, target rents, and capital reserves, they honed in on a medium-sized complex managed by a local group.. from what I’ve heard, these guys had impressed other out-of-state buyers before and delivered on their promises.

Everything is as promised if not better.There's a little bit issue on the final day but not entirely their mistake.Problem with all these previous negative feedback is always when buyer/seller doesn't know what they're doing. 

The best part was the buyer saying that could see and feel the work that was put into the home.

This sounds like a REALTOR attempting to attract buyers.
