I've hit a point in my career where my income is sufficient to live comfortably so I have begun focusing on growing personal revenue streams with my current salary as a benchmark +25% (I'm taking into account historical vacancy average in my market) So in essence if you make $10k gross per month the goal should be clearing $12,500 per month.

US Treasuries are the usual benchmark or similar indexes, so it’s a return over risk calculation.The big money (Goldman’s, sovereign wealth funds etc) for a while now has concluded that real estate is a safe play even at 4% with the possibility of being actually profitable as well.

A recent webinar i watched that @Brandon Turner hosted, mentioned that a good ROI benchmark will be minimum $100/unit(cash flow) and around 12% CoCROI.

My initial thoughts: 1) what would be the benefit of having one realtor - how would we ensure our interests are met vs seeking our own representation 2) what is the proposed level of flexibility we'd agree too if our bottom-line isn't met 3) why wouldn't we wait until a motivated investor approached us with a deal contingent on commercial zoning approval vs turning our property proactively commercial (I know this makes it more attractive- but we also aren't needing to sell right now 4) what benchmark information does the realtor have on the market value (can ask this question of course)A positive consideration is the appearance of owner collaboration- something that would be necessary if an investor was interested.

@John Teachout it’ll be about a year before I hit the two year benchmark they like to see.I’ve been in contact with a few hard money lenders but they tend to want a larger loan.
