I believe it is a larger issue than what we define as the economy, which is mostly measured in corporate profits and Wall Street performance, this is not what the average person perceives.

I recommend you pay him the final amount, but get a lien release, in advance, that says if you pay him this final amount, he will have been paid in full for his work and no further liens can accrue.I believe a mechanics lien once filed generally initiates a court date to substantiate the claim.

Has a large following .I believe this is new venture Not recommending it or disapproving it as I don’t know enough about it.

Lastly, did you buy his multi-thousand dollar course and do you believe it paid off in the end?

We have self-managed for 21 years and I believe its the best path for the small investor.

So, you can see where believing that doing everything honest and ethical and being a “good” landlord would not always save you from being named in a lawsuit.  

I’m trying to get a heloc or cash out refi on a primary residence duplex.l under FHA.I have great credit but modest incomeWife has bad credit with better income therefore I don’t believe we will qualify for heloc.Our plan was to get heloc to use as a down payment on another house hack or general investment property.So far our mortgage company said they could do the cash out refi which would raise our mortgage from $800 to $1200 (current rate is 3.62) and the rate would go to 6.6To pull out hopefully 30-35k maxMy concern is if I do the cash out.

When I see a 500k property that can gross 100k in rents, I have to believe that thing is going to make a boatload of cash. 

I believe solid insurance and a good umbrella policy will suffice.
