@Craig Sparling realistically most of the multifamily guys I know here in Chicago are using price per door.

Even if you think it is the tenant in that bedroom, how can you prove tenant B didn't decide to take a bath in there instead of a shower in their bathroom when tenant A was not home?

We finish a bathroom we can request an inspection, they come in inspect we get paid say 25%. 

In addition to that, though, there's several other LTR markets that offer pretty decent returns (6-8% ROI with $250+ cash flow per door is possible) for what you typically see in Florida, without accounting for appreciation

Does each room have its own private bathroom or is there a shared hall bathroom? 

My attorney informs me that they are waiting for the court to assign a court officer to post the warrant of removal on the tenant's door.
