And twenty years later, I can tell you definitively that a lot of guys who worked and worked constantly to do well in their careers for their early years routinely end up running for all they're worth on the hamster wheel of debt and credit, saddled with a wife who can barely stand them and couldn't run a family's finances to save her life.The incredibly stupid things I've heard some of some of my old acquaintances (and family members) doing in marriage sicken me.

I can barely rent a single-family house right now, even with significant price drops of 20% or more but apartments and houses under $1,000 are renting like hot-cakes.

Works in some places, doesn't even come close in others. 70% isn't really a rule either - every deal is unique, so if you peg yourself into these "rules" you will miss out on everything that just barely doesn't fit in the rigid box of rules.

I'm trying to buy a 4 plex, and live in one of the units.The problem is that the rents are currently too low for the apartments to cash flow with all four units, and the rents would just barely cover the mortgage if I lived in one of the units.I could live there practically for free but what would I do when I wanted to move?

You can PM me if I ask something too personal. you can get hardmoney loans with 50% cash down most of the time for bare dirt.. but larger development projects with no esxperince financing while I would say is almost impossible but  there might be a lender out there..
