Any "strategies" to invest quicker than having the money to invest aren't going to be ideal for you.

Sounds like it could generate some good monthly income, but it could also be a hassle being that far away and only 1 property.Yes, but we have friends in Fairhope that manage rental properties so we aren't as concerned about that. 

BRRRR is a learning curve and most lenders aren't looking to fund 100% of a project for a newbie. 

Some BRRRs still pop up from wholesalers here and there, but you aren't finding many right now that make much sense.

And if it is a misuse of the inspection contingency, aren't wholesalers who do this running the risk of being sued and even being forced to purchase the property themselves?
