This means that you will probably need to pay registration and filing fees in at least 2 states if you don’t buy CA property as a CA resident.Any lawsuits should be limited to the assets of the LLC and not your personal assets (assuming you run the LLC appropriately and the corporate veil is not pierced, some debate as to SMLLC).

Both of these will have appropriate entry points but in my opinion they aren't now.I get the logic of not timing the market, but that's why you invest in other places so you are not  missing any overall market exposure and it remains you're outright view and these cities can be hedges.

The STR would be appropriately categorized as an "other passive activity", not a "rental real estate activity with active participation" as, again, a rental with an average period of customer use of seven days or less is not a rental activity under the passive activity loss rules.
