For my long term rentals I am no longer purchasing in New York State and I am going to be searching out of state in a more landlord friendly state such as Ohio or Pennsylvania.

I think it makes someone look foolish to state something is a bad investment in a forum where many people, operators and money partners alike, have made lots of money working together on that specific type of investment.Whereas I may not be an expert at the things that I referenced above, what I am an expert at is buying properties under market value in 5 cities in Arizona.

Jersey City is hot right now but like I tell my clients the majority of the time I can find them deals that make more sense in Essex County but that depends on the client and what their needs are along with their comfort level.

My core investing philosophy is pretty simple, and has done very well across almost two decades and numerous cities:1) Invest in cities with population (and job) growth2) Invest in parts of the city where household income is near the median (or slightly below)3) Invest in properties that provide cash flow from day 1 Thank you for sharing that.

I'll also check with the city on any potential liens, I think any inspection would have to be done after my $15k deposit so it would be a high risk, high potential reward type deal, and there is a 15+ bids already.

@John Kim @Travis Biziorek is 100% correct.S8 really isn't difficult, but it's not the answer to everything that the self-proclaimed "gurus" make it out to be.With S8 tenants, you're just trading one set of challenges versus direct paying tenants. When we advertise a rental, we take the best tenant we can find, immaterial of their source of rental funds. You want to be careful investing in the City of Detroit because there are a lot of "crooks" trying to sell you Class D properties dressed up to look like Class C or B.Connect with us or Travis for more info!
