Fannie Mae or Freddie Mac won't touch them.Many buildings allow STR because they realize there are a lot of out-of-state and foreign national buyers wanting to place their money in the Miami real estate market because it is such a good investment.

It's a way better experience if you can find a local resource than these larger, national servicers.

The listings were not found on the MLS, and I think i had to basically call and 800 number to coordinate the showing which was slightly interesting since they didn't / couldn't have MLS lockboxes (in NJ we have electronic/satellite tracked boxes).So, Redfin still believes that their "national call center of salary agents" with "pay the showings local agents" is better, not sure in what sense (probably for THEIR profit margins), than the current system.This continued trend to non-person-to-person transaction system might appeal to the younger generations, but I think they will find it lacking if given the chance. 

small is always going to get in your way. we are looking at large tracts of land more than 10 acres right now and the national builders that we work with for land development and entitlement in miami florida and columbus ohio focus on much larger. they do the opposite of what you are talking about.
