Maybe the “student” deserves some blame, but the punishment, in my view is more than served by the huge failure rate in the wholesaling industry, coupled with the near total loss on the educational investment.All illustrative, of course.

There still is a tendency for DSCR Loans in particularly to get lumped in (throughout securitization) with other "Non-QM" loans, mostly owner-occupied when they really shouldn't be in my view, further a lot of the "tech" and software, systems buildout (including loan doc generators) are based on consumer resi which creates a lot of headaches.Anything rehab/construction related though (which is what the original post appears to be more about) is a different animals though - experiences are likely to vary markedly by market, lender, bank etc quite a bit

Once you analyze and view multiple properties in an area, you start to see what is typical and what you are looking for.

Point of fact, I'm not actually concerned about anyone's view on PMs I definitely think they are vital.

In my view it is the equivalent of parking in handicap parking spot when you are not handicapped.  

I imagine the easy answer to this question could be to diversify with both investment types, however, I am looking for the pros/cons of each from y'all's point of view.

Or internally managed: I generally view in-house control as better, but internal PM and construction management work best at scale.
