Cleanout and touchup - $10-15 per sqft2.

No the touch up painting and cleaning before the new tenants are coming out of the move in fee's rather than my pocket...It's a no brainer to go the route of a Move in fee...after all, if you get into an eviction scenario in Chicago, most likely you will be without rent for 3-6 months.

I was thinking of taking another 401K loan out which is limited to $50K which is 20% on a $250,000 home and that would leave nothing left to cover the taxes, insurance, repairs and minor touch ups to get the property tenant ready.

Just needs a few touch up spots here and there.

And I've got buckets for touchups in every property.

I could have shown the unit I was occupying in my duplex, but I knew it would show better vacant with some touch up repairs.

The first round may take a couple coats however once you already have the wall the color you want touchup is a breeze and even if you have to paint a whole wall you don't have color showing through if you have a couple thin spots.  

It can be blown in through small drill holes between the studs,    so minimal patchup work after which the contractor would do probably everything of except the paint touchup.

Sometimes repainting the place and doing minor touchups could help the appraisal dramatically.
