Rehabbing needs constant supervision. 

I had a supervising Broker and a formal business setting to learn my craft.. . learned the laws instead of learning how to do this reading cereal box's.. and practicing on good innocent Sellers and innocent buyers who if they had proper representation would not get screwed over and waste time by wholesalers who are ignorant and just starting out and learning how to do an industry...

because, the purpose for allowing access to an agent's assistant, is just that, being an Assitant to the agent, in the Agent's regulated activities, and supervised by that agent.....not using the MLS acces to info for doing their own, non supervised, non agent activities.  

Sounds like you need more supervision at the property??

The brokers act requires their supervision of all your real estate activities.Also does your e&o insurance cover you for wholesaling? 

They typically will give you the writ after eviction and schedule a time for the constable to meet you at the property to supervise moveout.

I currently wholesale properties and have been to the drawing board several times on how I could automate our business so that it can run with little to no supervision but it always comes down to hiring people who could eventually and easily leave to do the business themselves or on the side with our leads.

I thought this was a genius strategy to get free labor that is supervised by a  licensed contractor. 

Instead buy on seller financing, get on title, fix and resell and get more money net to seller, and make 10k supervising a rehab
