My understanding is that house rules in Alaska can be updated and changed at any time for the benefit of the living environment, however I'd like to roll them out in a smart and friendly way that gets tenant buy-in and don't want to have to change them constantly to try and keep up with the infractions......

We're paying around 50 cents total to print, sort, & mail our large postcards, and they are generally printed and to the post office within 2 days which is almost unheard of in this business.But the comparison on price alone is a bit misleading in our case, as most of our pieces now are variable print pieces in a hosted environment that few other vendors can provide.

So if you buy smart and have a good cash flowing property this could help you.It is more difficult in this environment to find great properties at great prices at interst rates that work well.I would also caution everyone to not put all their eggs in the STR basket.

Definitely trying to put as little into the deal as I can (probably 5% conventional instead of 3.5% FHA) so in a high interest rate environment, any immediate cashflow is basically impossible.
