The Ring Cities around Detroit, those that touch the city, offer pretty great opportunites with rent/price ratios well over the 1.0 rule.

Check how many dental locations in 1,3,5 mile ring radius for competition and how are this locations online reviews and testimonials.2m+ for STNL is like 50,000 house in residential.

@Mark Campo you should look up "The RING" on meetup.com It's a REIA that meets on the second Tuesday of each month in Baton Rouge and it's a very active group that's pretty well coordinated. 

This may not work everywhere but rings true in suburban Atlanta.
