@Caleb Heimsoth the worrisome part is I can’t tell if it’s a scammer or the real guru promoting these deals.

I try to pay attention to the rules, but a couple of times I've stepped over the line of "self promotion" without really thinking about it.One of the best parts of BP is that they don't allow spamming. 

Then I kindly explain to the potential renter that the rent stated is only a promotion for the first month.             

I know the forum doesn't allow searching for mentors or promoting services.

I'm an REI newbie and have been talking to several MF syndicators and have learned they mostly use IRR when promoting their offerings.

On posting our idea / problem we are looking to solve, I wanted to make sure I wasn't crossing the 'solicitation' or promotion line of the forums vs the marketplace. 

Also, they were referred by Maverick Investor Group, and they have also done absolutely nothing to hold ABC accountable - and have continued to promote them despite my best efforts to recruit their help.

If you check out my post about probate lists, it was pretty much reposting that with an update on results over the course of the last year and growing to 25+ deals/month with the information given in the post.It had very little to do with promoting my products, and a lot to do with a valuable topic.

I look at website as a bonus that you build over time.One other thing I've had success with is creating and promoting a Facebook page for your property.
