I am not sure exactly where you are at in your investing career or what exactly you are looking to get into but if you end up investing in St Clair County I would highly recommend the Port Huron Area Landlord Association.

There is a lot of good upside to Riverview area with new Amazon facility, hospital and port all opening soon.

We also have Joint Base Lewis/Mchord in our back yard, a port, technology, timber, and a few colleges. 

Just looked at the CMA for Prince William County and mostly properties are selling for listing price or more than that.

We also look for things that make the property unique. ex: everyone in your area has a car port yet your property has a 2 car garage. 

I have a vacation rental in Dennis Port that I just finished a rehab on and was able to get rented a couple of weeks.

It's a great city, especially with the military ports there.

Had one where the kid was 20 years old and passed a friend, flipped a u turn too fast and rolled it killing his best friend, kid was frantic at the scene, horrible.
