Does it have Federal Pacific fire hazard boxes?

Competition is fierce in the Pacific NW right now. 

I bought a 3 unit in North Pacific Beach (92109) a 2 blocks to the beach at Tourmaline Surf Beach in 2017 and I've gotten rents up to 2400 a door from really under market rents when I bought it. 2/1 units and a 2/2 with private garages gated yards and patios.

(Salem, McMinnville, Silverton, Sisters, Dundee, Bend, Pacific City, Neskowin) (Suggestions?).  

.- The electrical panels were all Federal Pacific, which are junk and need to replaced:- The roof was a flat roof (which we obviously knew), but the torch down wasn't properly installed (we had a roof inspector look at it) and so it would probably only last another 5-10 years.- All the patio doors were aluminum and some had broken panes that were letting in moisture- There were consistent tenant complaints about the utilities.

IF that is an old Federal Pacific box it would /should be gone as of yesterday They had a issue of not tripping and instead causing fires. 

Good afternoon in the process of closing on my 2nd property inspector told me I will have to replace my federal pacific breaker box any idea what the average is for something like this?

., near the Pacific Ocean in premium locations with high lot rents and strong demand or well located parks with major operational upside).I wouldn’t get spooked by the 9% cap rate.  

I have a property in Jacksonville, FL with a Federal Pacific electrical panel.
