I finally abandoned my loyalty to him and found an investors agent and within 30 days I closed on a house with her.

They give me a good price a few times and then once they think they have my loyalty they start jacking up the prices.

He said he lists a 3/2 at at least $1300, and everything he lists gets snapped up so fast he's probably under what people are willing to pay.To us, the loyalty of the tenant is extremely valuable, and they're great tenants.

A couple boarded up houses.You have direct competition across the street from a similar age apartment complex so would need to know what they are doing.Look for "loyalty factor" of the tenants at your building.

Loyalty pays both ways

So, I don't really have an issue with client loyalty.  

I’ve heard of people that will kind of do a loyalty offer where they will handle items that are regular maintenance (painting, new carpet etc) but instead of waiting for the tenant to move they go ahead and freshen things up to help retain.

They feel that those skill sets are the same... but I think having full-time cleaning, full-time front desk, perhaps loyalty programs, renting out space to a restaurant/bar operator, seems like it could be similar but not a 1-for-1 similarity to the experience of running a short-term rental property. 

That does not show loyalty to be able to get discounts for multiple properties.Pick a company, state farm, farmers, whoever.

Unfortunately, I don't think most of them reward loyalty.
