In my experience, inspections are typically about safety, not whether something is up to code (that's what the town building inspectors are for). 

This could signal rising property values or gentrification, making it a prime area for investment.Find Distressed Properties:Permits for repairs or code violations can signal properties needing significant work.

But it will be complicated by different factors such as flood zone, topology, conservation area, easements, access to roads and more.Zoning - check the code and check site zoning.

Hey Patrick, I actually ended up just meeting with my town's code enforcement officer and confirming everything with him. 3 other people in my town have used this program so far to build separate houses on their lots, so he had some experience with seeing the process through.

I did call code Enforcement and they will be going there today or early tomorrow morning.

These builders built the cheapest that code will allow.  

Fulton County tax records show the property is a coded as a duplex (style field of Improvement Information box).  

Do you have a CPA that is applying the tax code for your benefit?

I am learning more and more about section 8 and wonder if it would be a good strategy to convert the project to that as I checked the zip code and what you get for 1 and 2 bedroom apartments is much more than what we are getting at the moment. 

For the ground floor (non-permitted) we need to do some bathroom improvements which are not presently to code.
