We can get the loan but need a bridge or origination loan.

bridge loan will defeat the purpose UNLESS you have a smokin deal and its worth spending 5 to 10k from a guy like me to bridge you ..

Just depends on how bad it is at purchase (i.e. how much deferred maintenance, what your renovation plan is, etc.).Something else to keep in mind is that if the occupancy rate dips below a certain level (85% to 90%), you cannot qualify for certain loan programs and will have to secure a riskier bridge loan.

If you don't you could end up 60 days down the road and lose the property to a faster Buyer.If there is truly no income then you have to buy the property wholesale...you will need bridge funding either private money, hard money, or a bank that does bridge financing.

Usually an Alliant agent can do these transactions using a third party company called Title Bridge.
