I work with investors all over the country and see the same thing over and over. 

I’ve traveled the country and spoke to crowds of 4000 people at one setting and gave 3 day boot camps.  

I often feel like I cannot relate to many successful real estate investors on these podcasts as many seem to live in much more affordable parts of the country and thus have lower cost of living/mortgages/etc which really helps accelerate their success, it seems.

It’s home to the Cleveland Clinic, one of the top hospitals in the country, and Case Western Reserve University, making it a hotspot for steady rental income.Dayton offers a similar appreciation range of 3-7% but shines with cash flow at 10-18%.

They go around the country partnering/acquiring existing property management companies.

Many people in other parts of the country times do not recognize this.

We gave it some time running it from across the country, but are realizing that we'd rather not try to operate it from across the country. 

Definitely market specific, I have a few properties around the country and work with a lot of investors in almost every market. 

I even asked her why she had a Minnesota area code for a rental in Miami, and she said she's the owner and self manages properties all over the country, and she's currently in Texas.
