Who pays the water, heat, hot water, cooking gas, trash, common area maintenance, etc?

Stay on them but keep in mind that you have a cook in the kitchen still.  

Hi @Jonathan Cook, you could look into an FHA loan which allows you to put down less than 20%.

I live fifteen outside of AC, and my family books Airbnb for Thanksgiving weekend to all get together and cook without cleaning.  

Cooks are paid well.Restaurant owners have the most thankless job ever.

I am currently on HH#2 and have used Castle & Cooke Mortgage for both of them.

A part of me wants to do a rent to own and keep it one single family 4/2 house and have the downstairs tenants go upstairs to cook food, and just rent it out for him for market rent which is about $2,400 and then give him his $1,200 plus some extra and keep the rest.

I prefer not to use these at all. but once in a while you get an odiferous guest, even just a strong perfume or curry they cooked..
