Currently, I don't really have wiggle room in my budget to rehab these properties to hold better value on the market, have mortgages on 3/4 of them, and 1/4 is currently rented.

I already met some new contractorswho said can finish the work within the $60K budget, however, they didmentioned some things the contactor did wrong with our house that they wouldhave to fix (leak in our roof from our chimney, new gate hinges because they put the wrong ones on there and other small things).

Anyway at this point 15k is my startup budget.  

This includes everything from tenant screening, rent collection, and maintenance to managing budgets, ensuring legal compliance, and addressing tenant complaints.

The biggest is that the budget is more "consistent" than in a remodel. 

Site cleaning is consistently understated in rehab construction budgets. 

With that said, 3 of the 4 listing's are for $1200 a month.It's definitely the off season for Lake Oconee and Lake Sinclair, so reaching out to these listings through FF and seeing if they can match your son's budget is worth a try.Best of luck!

Regular preventative maintenance, typically during turnovers between tenants I take note, anything that will likely be a need to repair in the next 12mo I try to fix during my turnovers before a new tenant, but I also take note of anything that may be needed in the next 24mo and the next 5years and I estimate the cost and budget it into my reserves Best of luck with your self management journey!
