There is some merit to that notion, were not large investors yet, but why not just walk away with a sale and nice commission check then watch us fall on our face from a distance if this is how the broker feels?

Ideally, I'd like to pick up the property and let the tennents stay on...but the numbers have to work.Property is a 3/2 SFR, well maintained, approx value $100k.Current rent is $850, comp rents are $950 in the neighborhood.Owner has no mortgage on the property and notionally wants $98k.May be some flexibility on the price/rent and the tennents are open to a lease option...but I think the owner wants to get cash in hand and be free of landlord headaches.

My notion may sound somewhat ridiculous but......now that cities and states have experienced the Covid eviction ban I wouldn't be shocked if a year or two down the road when unemployment goes up in economically challenged tenant-friendly cities/states that they try and drop another eviction ban due to high unemployment.

The wholesaler typically will only work with cash buyers.I may be misinformed, but I always had the notion that lenders typically will refinance a loan after a seasoning period of 6-12 months.
