You can attempt to renegotiate with the seller without relying on one of the contract contingencies but the seller has no obligation to do this and will almost certainly say no (I would say no in this scenario). 

They are simply attempting to hinder and get rid of private lenders who take some of their business away.

I have seen crazy claims from ADU developers including attempts to indicate a value based on income.  

What they did not realize is that if you want to sell the property after purchasing you first need to perform a quiet action title to clear the title or else the previous owner could potentially come back and attempt to cloud title.

I have had guests attempt to arrive at the home well before check in (one time before the previous guests even checked out on time!)

I imagined this place is for people to share knowledge and connect and that is what I attempted to do so. 

You are just having them spend money in an attempt to trade realized tax deferred liability into tax deferred liability.It depends on what they need/want. 

Don't risk having your accountant attempt to try figure it out, rather have your accountant do what they are best at and choose to work with the most experienced cost seg people in the business.

There are some bridge gap lenders but learn about it before attempting to do a double close etc.
