I think we as lenders need to remember that we have a vested interest in making sure an investor is successful.

But, VA is the only "owner occupied" loan type that you can actually refinance after you have converted this to an investment property! 

We don't even have a capital one branch in my state & I've never had an issue with it. 

It felt reasonably if not underpriced to begin with and felt like I would lose an opportunity if I didn’t put in an offer for full asking price, they ended up being multiple offers the 1st day on the MLS, so I felt good about that decision.

I put a lot of time into putting a small team together because I'm an out-of-state investor.One thing I haven't put any time into is relationships with other Cleveland investors.
