In Illinois, my preference is to use land trusts with a separate LLC designated as the beneficiary.

In PA, IRS liens will have a 120 day right of redemption with a mortgage foreclosure (and with a judicial tax sale as well).

Then they have to sign a W-9 before we'll pay them.So, we've never had to deal with illegals, etc.

With strict park rules, regulations, trash collection and yard maintenance will help attract higher end tenants.
