B/B+ 3-plex in A neighborhood, small, upscale town in upstate New York, very stable housing market, 9/10 school district, 3-4% appreciation over last decade, 10-13% appreciation over last year.

Being from Long Island New York the barrier to entry is so high for anything in the local area and cash flow is tough to come by.

I live in New York and own a rental in Florida which is paid off fully.

My daughter got a list of attorneys working for a set fee from the state bar association web site...not in Texas but I think Texas has something similar.  

The other would be for my wife, she’s a full time musician and would like to be within an hour or so of a decent night scene such as Boston, Portland, Nashua or Manchester (I am not sure of the bar scenes anywhere else).

For every $10k I spend on the rehab, barring any acts of God I should have that portion of the work done within a week.

As far as the bathrooms, not sure if it would be worth putting in new vanities, mirrors, corian walls around the tub and curved shower curtain bars or whatever.Another factor I'm concerned about down the road especially with selling (and even renting!) 

In New York, Atlanta, Houston and Detroit, it’s more than a third.

Otherwise barring a big gain it won’t be worth the fees.
