There is no difference in time to manage respective portfolios, both require constant attention and deep knowledge.As to liquidity, most investors only need a fraction of their investment portfolio for liquidity so this risk can be managed (and should be) in a balanced and disciplined manner.Leverage aspects of real estate are far superior to equity/debt portfolios.

I'm looking for opinions on finding a balance between keeping some money in the bank or paying off personal debt, low interest but freeing a lot of time and working as a safety net or a nest egg for the perfect deal to snap up or investing more aggressively trying to build a bigger portfolio but undoubtedly in my case sacrificing time.

I'm not saying that a 4-plex wouldn't be a good option, but I'd approach it a bit differently:Make sure that you have mastered personal finance, how to control both income and expense, manage risks by positioning your balance sheet with cash reserves, etc., and therefore as a result have some money saved.
