The overhead lights are very cheap home depot specials I would use in a C rental but not in any flip regardless of location.In the 2nd bathroom, even on my phone not zoomed in I see grout or caulk missing in multiple places and some water damage on the lower course of tile.

You said the tenants pay the utilities, but I would reach out to figure who pays for the gas, electric, water/sewer, city fees, and trash to more refine your estimates.

ONLY on BP were everyone is trying to snag equity from someone else.. but its our system and if your the high bidder and the sale is good.. your well within your rights .. but the public does not generally see you that way.. they see you no better than they think of the big bad bank that should have never lent them the money in the first place.So your post of your out this you deserve this for your time.. that falls on deaf ears to the public and to anyone who has done this for any length of time the only people that are going to agree with you are inexperienced in the space.On the flip side your well within your rights to get an attorney and try to force the situation that's your right of course.. but it very well will be a learning experience.. both financially and emotionally for all involved.

Yes properties are bit a more expensive as most things are updated (furnace, water heater, roof, electrical, etc) but will save you some stress, save on maintenance costs, and you won't have to worry about reno.

I imagine that restoring a house from fire/water/smoke damage is not that trivial and then finding an investor that would be willing to buy an "after-fire" asset will not be easy as well.
