Let’s just say covid  wasn’t “a thing” but we decided to take 8 months off from filing evictions and having to pay rent.  

I looked on the County site and it has a ladybird Deed to his girlfriend in March of 2020 on file and no new deed was recorded when father gave the title to the son.

However I started a new job six months ago that is salary based and this coming year I will be filing my second year of tax returns.

Since then we have filed appraisals on each property with my carrier.

However, I started a new job in June and would be filing my second year of taxes in 2021.

I started this project hoping i could efficiently review the most amount of properties in order to maximize the potential investment options to bid at auction....this is what I have so far.First thing i did was to create the listings, I matched the properties been auctioned with their corresponding pics and the property specs (rooms, size, floors etc.).Second, for each property I automated the data collection process from public records and created a report with: Foreclosure info, owner info, taxes data, liens including mortgages , satisfaction of mortgages,  assigments, violations and permits and court dockets.This data is updated daily to capture new filings (specially the dockets to capture bk and motions to cancel sales)Now that i have the data i can apply my personal "preferences" to go through the report and in a few minutes discard  properties that have certain attributes I "dislike".

I have filed a Tenant Holding Over since their lease has now expired and I received a court date in March. 

Police came out filed a report , hes not allowed back on property and warrent out for his arrest for breaking and entering.

Combing through the tax assessment files, finding the chain of ownership, determining what municipal liens might be attached and scouring Statutes relating to tax foreclosure laws in my state/county (did I mention that I am quite adept at research).
