I currently have a 2/1 unit that is renting at that rate.I will assume they have been good tenants that have taken decent to good care of the place, have paid rent on time virtually every time and when they have been late communicated with the LL, etc.I realize my rents are in a different ballpark than the rents you are referring to, but $200/month goes fast when upgrading.
