Prior to your closing make sure to ask your title agent what you need to bring on the day of closing and what needs to be completed prior to closing.

They had asked for 40 days from the beginning and we're pretty much approved by underwriter and just finalizing last steps with escrow/title on closing disclosures so overall we're in a good place for the close of the loan by mid week next week which is about 3-4 days prior to contract cut off of 4/19.

Docs need to be issued prior to county approval.Also, I would never recommend anyone sign a contract without having reviewed those documents.

So be cognizant of that you may run up a deal and see where it goes but protect yourself for these things in case they don't close .scammers out there and there are TONS especially if they solicited you.... will usually hit you for more money right before close.. with silly requests.. like Mortgage insurance or some other fee prior to funding.. then you pay it and poof they are long gone.But anyone soliciting you for funding is not a private lender that is someone holding themselves out as a lender... so your free to try to get info on who they are etc etc.
