Like with buyer showings, I also vastly prefer showing a vacant unit to giving notice and one that is occupied (could be messier, someone home that forgot or didn't get the notice passed along to, etc).

Ashamann01,I understand what you are saying, I'm a very nontraditional type person, so I'm trying my best to get as close to development as possible and have found a couple of ways.Also as for resources:Books like The Art of the Deal by Donald Trump and The Peebles Principles by Donahue Peebles have really given me a general understanding of the process.Also, I looked around in my schools library and found a book called "Real Estate Development: Principles and Process" and all it does is study the process and what needs to be done to get to certain points.

I however haven't looked into the RE market there but if population vastly exceeds inventory (not saying it is there), any decline in population wouldn't necessarily have an effect on prices.

I am going to the library tomorrow to get some books so that I can learn about what to expect with how many units would potential he be full on average so I could get more accurate math because I’m sure that having all of them rented at the same time is probably rare.
