The good tenants may have a late payment once every couple of years due to illness or change in job or major medical or major car....and I mean like 2-3 days waiting on their most recent paystub.Then there are the others, always late and not realistic reasons (not that you need to hear it), but you can sense it. 

I enjoy owning because rentals usually are not that unique and were not neighborhood people.

Depending on how many years in you still might be paying off medical student loans and also equipment for the practice.Some docs do not own the practice but have Wellstar or similar run everything and they just see patients & do not deal with all the paperwork anymore.Your income should be great as a doc.

I'm hoping to rent it out and buy another primary residence in a few years but for now wanted to post for those that have student loans - it can be done just find a lender that's willing to work with you and your unique situation.Thanks all! 

You can deal with fairness and empathy without being too charitable, that's not predatory dealing.I consider some methods of prospecting a bit objectionable, but what is your intent in following death announcements or medical judgments?

From what I have seen, if you make the envelope a unique size, and hand write the address  you will get more people to open them up.

CF, and now appreciating at a faster rate than in the past, so good for flips, and even better for CF since you can refi to get cash out...and still CF at least 300/month with a PM in place (and no cash left in).2 - Livonia:  You name it, you can do it, big time.3 - Ypsilanti:  Same as above, but add both student and medical housing to the mix4 - Garden City, Westland, Romulus, Wayne, the list goes on (I know I'm leaving a few out).

But the differences and uniqueness of the investment, the buyer and seller, the financing and the contingencies--these are the finer points I always find so interesting and fulfilling.

Its an amazing city with so many unique neighborhoods, suburbs - and Opportunity!
