I figured it was a bad idea.

Would it be a good idea to vet a new Gc by getting estimates on rehabbing the third floor with carpet and mainly renovating the bathroom?

The idea in mind:Saving 100k in the next few years while living at home, paying off their mortage, leaving retirement a better possibilty for them as well as mentally relieving them from some of lifes stresses, and then ofcourse when they pass Ill get a higher percentage on the will and gain the appreciation.100k ÷ 170k .. is around 59% Id recieve of the final selling price.. ( The house has been valued at 500k)And then the 70k would be split 50/50 between my sister and I.

Any better ideas?

Can't see much happening before next fall though, I have two projects in line already.Too many ideas, not enough time....

If you don't  like the idea of giving up a chunk of the deal, I would consider a different investment strategy.

A published application time window is such a great idea but It never occurred to me.

I'm interested in hearing your ideas on what improvements you'd recommend for the exterior of this 4plex to improve curb appeal.

My top ideas are:1) Hire a VA to handle the initial call, give me the info, and I'll do follow up later that same day.2) Place a Craigslist Ad for someone locally to answer the phone, take down the info and shoot me a text/email.
