No real estate investment is guaranteed and most don't reach the level that credit cards charge in interest per year, even flips especially if you are using a hard money lender.

Also, if you have to take an RMD from an account that has no money, but has only property, that can be a problem.Please also consider that RMDs can push you to pay more tax on SS (assuming it still exists when you get there - Thanks to all of you who will be paying my SS when I take it in a few years; and I apologize that you will pay more and get less, but that is an entirely different topic.) and you will be charged more, a lot more, for your Medicare.

Many hype this stuff and want to charge 2 to 5k non refundable fee's just to go into contract.. this leads to a lot of bad buys.. since you don't want to lose your deposit you close anyway..

I currently live with my mom who charges me almost 600 in rent and other expenses and I don't plan on leaving for the time being so would it be smart for me to go out and generate passive income and build equity now or just save up and wait?
