After a few months of checking in with both my loan processor & loan advisor, we finally got the clear to close.

I did just buy life insurance a month ago, but it’s term life.

Cashflows ~ $800 monthly. 

Because we are within the coastal area, my architect is saying that I need to pay an $18,000 application fee to the coastal commission and the waiting time to be approved is 6-9 months.  

Catastrophic only coverage was 40/month.

There is "investors" going broke in OH every day, week, months......

It's hard for the PM to make their costs if they can't charge half the first month's rent, and charging half of the first month's rent won't work for the tenant landlord if each rental is only 3 months long.

In fact, we ended up paying a bookkeeper $450/month plus the $90 subscription to QB online to manage our relatively small portfolio.

Then refinanced into conventional after rehab at 6 months.

I am saving about 3k a month and will have 45k by end of year.
