However, the two reasons LLC exist are (1) to produce a “remote entity” that doesn’t have the compliance complications of a corporation so that it’s relatively easy to comply and very difficult to prove an LLC is a persons “alter ego” (thou nowhere near impossible) and (2) to provide a remote entity that qualifies for “pass through” taxation benefits.

Typical investor presentations typically start with the projected overall returns, which almost any model will provide (in fact that is effectively the whole reason they exist), and often a hold period summarized pro forma, to show a bit more of the details that flow into your returns.Again, I think you should hit up Adventures in CRE.

The reason that I say these two is because you are going to need a lender on every transaction (except for creative deals).Also, an agent will be the one to open doors for you as they appear.

I understand what you're describing about your wife - does she try to help her investors find a home, rehab it, place a tenant and then try to flip it, or does she manage the property for the investors to provide true hands-off, passive investing?
