Hello everyone.I have done a lot of reading about business method patents.

I bought this property sight unseen from Hawaii and she's keep the seller happy as I learned about how to do the Brrrr method for the first time.

I want to start with the BRRRR method and do the rehab myself and turn it in to a short term/vacation rental and continue to do this to start building my portfolio with single family homes.

The best method is to look at comparable properties around you and base it around that. 

I am debating this method: choosing not to finance and rent out my current home and use a VA/FHA loan for the new home but I would have less to put down upfront, or doing the refi.

Make a list, contact them monthly and alternate contact methods between phone, text and email.Everyone eventually knows someone looking to sell a house.

Normally the mortgage lender sends their own appraiser, who has other methods to fall back on when there are no comps. 

Check out the enemy method. 

Some people use the sq ft method while others might just estimate every individual job (floors, paint, cabinets, shower, etc).

Get someone in that trade as well.
