We all lead very busy lives and if this is not a capability of the Marketplace forum and I have to manually go through pages and pages of posts in the Marketplace to find somebody's "haves" to my "needs" in the area that pertains to me, then it needed to be added...like yesterday.

The utilities remain in our name, but we provide the tenant with a copy of all utility bills so the can track their usage.

Personally I have a grace period until the 5th at which point a $50 late fee is added and a 3 day pay or quit notice is posted.If the tenant is a good tenant is and capable of paying then why not move the due date to a day the tenant can handle?

From the responses It sounds like I am on the right track with this setup, I.E., interest only loans or complete payoff at sale or JV are the most common structures.
