The first recommendation I give to anyone taking the class is read the material before class.

Education is critical and in addition to reading books, blogs, etc., I have found listening to the podcast episodes to be invaluable. 

Read J.Scott's book on flipping houses. 

In conclusion, I'm re-reading all the ways we've side-stepped doing RUBS. 

So I knew the 10k request was bogus without even reading the details .

I started out only interested in wholesaling, but after listening to the podcasts, attending a real estate investor meet up and reading anything I can get my hands on (including @Brandon Turner's real estate investing with little or no money down book), I realize there are also many opportunities made possible by creative financing.

If you have no idea what you’re doing read some books before buying anything

@Ada Tor the language in CCRs that specifically bans short term rentals usually reads something like this "No unit shall be rented for a term of less than 30 days". 

I'm reading and learning as much as possible about the Federal Fund Rate.
